... in Portugal ...

  • To practice real estate as a business in Portugal you must own a company (real estate mediation company) or be an entrepreneur (still in process to be defined);
  • To become a real estate salesperson you must be a registered self-employed business person (a real estate lister, finder or spotter).
On starting up and every three years, such requisites must be met.

Preparing for the exam - Initial Training

Initial training means passing successfully the national Portuguese professional capacity exam run and held by InCI (1). This applies to anyone or any corporation that resides or has head office in a EU member state, whenever dealing with properties located in Portugal, Madeira or Azores. Such preparation is administered through blended learning training courses.
Gaining capacity is but one of several requirements demanded by the Institute (1) for a company or person to gain access or to renew their AMI license or Inscription, respectively.
Passing the InCI exam is not enough. To prove professional capability, find out what you will need by contacting us.

Will the InCI exams always be in Portuguese?

A Portuguese realtor is obliged to know and grasp Portuguese Law pertaining to the real estate activity, property taxation and financing systems, engineering and architectural concepts. It is not a question of just finding, listing, showing and making the sale of a property, but safeguarding along this whole process the customer's best interests.
It stands to reason that these exams will continue be held in Portuguese, as they are formatted to test one's grasp of professions which are both technically difficult and very much particular to Portugal's real estate industry.
But, in the future, there may be some changes in this regard. As the exam is part of a larger picture, namely that of the Bologne Process, in which Europe is trying to bring about equivalence between national educational systems; Aiming at a freer flow of professionals among EU member states, whereby they may practice their activities in any of those countries.

Continuous training - the InCI credit system

What we do: Retraining for in-depth knowledge through practical courses.
It is necessary that one attains 6 credits to revalidadte both license and inscription. Since 2004, InCI has laid down 4 modes of proving continuous training, of which taking the exam is by far the simplest and best solution. The exam, when taken in the continuous training mode, confers 6 credits.
The most common means of attaining credits, usually sort out during the 3 years that a license or an inscription is valid for, are courses held in a classroom environment - As InCI more easily recognises these.
For each block of 10 hours in the classroom, InCI has attributed it 2 credits.
But we uphold that training is a tool for one's activity and thus promote different courses tailor-made and aimed at professional proficiency.
Check out what modes exist and continous training courses by contacting us.
According to laws DL 211/2004, Despacho 707/2004 and DL 69/2011
